Rent roll
A unit-by-unit list of a property's residents, lease terms, rents, deposits and balances as of a given date.
A rent roll typically shows each unit, its status (occupied, vacant, on notice), resident name, lease start and end dates, market rent, lease rent, recurring charges, deposit held and current balance.
It is the snapshot owners, lenders and buyers ask for first. Totals from the rent roll should tie to the general ledger, and differences point to missing charges or data errors.
