For commercial portfolios

Commercial leases, without the spreadsheets.

The year-end reconciliation, the insurance certificates, the option deadlines and the percentage rent that usually live in a spreadsheet next to your accounting system, all in the system that bills the rent.

A year-end CAM reconciliation: recoverable expenses, the tenants' share, what they were billed, and what to bill or credit back.

Year-end CAM, reconciled in an afternoon.

Pull the year's actual expenses from the ledger or type them in, set each lease's terms, and see every tenant's share against what they paid in estimates. Next year starts from this one's accounts and lease terms. Post it: tenants who owe get a charge, tenants who overpaid get the difference taken off or credited back, and each gets a statement showing the working.

  • Base-year stops, gross-up, caps, admin fees and anchor deductions
  • A statement per tenant, in their portal too
  • Separate pools for CAM, taxes and insurance
Each tenant's CAM share, what they were billed and the difference, with a statement for each.

Sales in, percentage rent out.

Retail tenants report gross sales each month from their own app, or you enter them. Late months are flagged, and when the year is in, percentage rent over each lease's breakpoint is worked out and billed in one click.

  • Natural, fixed and tiered breakpoints
  • Tenants report from their phone, if you turn it on
  • Only the increase is billed if a month is corrected
The tenant sales board: twelve months of sales per tenant and percentage rent owed with a Bill button.

Every certificate, checked and chased.

Set what every commercial tenant must carry, or a lease's own terms. Each certificate is checked against it: covered, below the limits, not naming you, expiring or missing. Tenants send renewals from their app, you accept them, and the office is reminded before anything lapses.

  • Limits and additional insured checked
  • Tenants send certificates; you accept
  • Reminders before expiry
Commercial tenants' insurance: missing, below requirement, expiring and covered.

No option deadline slips past.

Renewal option notice dates, lease expiries and letter-of-credit renewals are worked out from each lease. Add co-tenancy, kick-out and rent review dates, and the office is reminded ahead of each one.

  • Option notice worked out from the lease
  • Co-tenancy, kick-out and rent reviews
  • Rent abatement, TI allowances and letters of credit on the lease
Critical dates by urgency: co-tenancy, rent review, renewal option notice and lease expiries.

Deals and brokers, on one board.

Follow each space from inquiry through tour, proposal, letter of intent and lease out to signed. Write the letter of intent from the deal and send it for signature, and when it signs, make the lease from it in one step. See what the pipeline is worth over each lease's term, and what every broker is owed.

  • Letters of intent drafted from the deal and sent for signature
  • A signed deal becomes its lease: tenant, units, term and rent
  • Tenant and landlord broker commissions
The deals board by stage with the open pipeline's value.

Questions

Commercial managers ask us.

Also see pricing and the Academy.

What makes a lease commercial in StrivBridge?

A commercial lease type, a trading name, or a company as the tenant. Leases brought over from another system without a lease type are picked up by their trading name or company tenant.

Can tenants see their CAM statements?

Yes. Once a reconciliation is posted, each tenant's statement is in their app under Your business, alongside their insurance and sales reporting.

Do free-rent months bill as zero?

They are not billed at all. Abated months are left out of the rent run, partly abated months are billed at the reduced amount, and revised billing leaves them alone.

Is it a separate product?

No. Commercial is part of the one price per unit, in the same system as your residential leases, owners and books.
