Prices from your data, decisions from you.

Every day each unit type gets a recommended price with the reasons spelled out. Approve, edit or reject; let small changes apply themselves only if you choose to.

A daily price recommendation for a studio, with the reasons and prices by lease length.

On its own

What StrivBridge handles for you.

You set the rules once. These run without anyone pressing a button, and anything that needs a decision waits for one.

  • Prices each property once a day, in its own time zone
  • Learns price response and seasonality from your own leases each week
  • Keeps lease lengths from bunching move-outs into one month
  • Stays under the rent cap for the property's location
  • Sends renewal notices at 90, 60 and 30 days and expires stale offers

A price for every unit type, with the reasons.

Recommendations come from occupancy against your target, days vacant, leads, tours and what your own leases show about price response. You see why each price moved before you apply it.

  • Approve, edit or reject each price
  • Auto-apply small changes, off by default
  • Public comps as a market range, never the driver
Occupancy by community.

Lease lengths that spread the move-outs.

Each lease length gets its own price, and lengths that would end in a month already past its limit are not offered. Next year's expirations stay level instead of piling up.

  • Target expirations by month
  • Lengths past the limit held back
  • Same engine prices renewals
Leases ending in the next 120 days with suggested renewal offers and likelihood to renew.

Renewal offers worth accepting.

Each offer weighs a higher rent against the cost of a turn and a vacancy, and never asks more than a new resident would pay. When a resident accepts in the portal, the amendment and rent schedule are made and the agreement goes out for signature.

  • Likelihood to renew, explained factor by factor
  • Every resident at a property offered the same way
  • Acceptance changes the lease, no retyping

Everything in revenue management

Built in, not bolted on.

Daily recommendations

One run a day per property with pricing turned on, with results and history you can review.

Lease-length pricing

A price for each lease length, shaped by how many leases already end in each month.

Renewal pricing

Offers priced for each resident within your renewal maximum, the rent cap and the market price.

Your data only

Prices learn from your own leases, leads and tours. Your data is never pooled with, or used for, another company.

Comps as guardrails

Import public comps from a spreadsheet or a listing link, or turn on a market-data partner. Comps set a range; they do not set your price.

Jurisdiction modes

Full, own data only, or off, per property, with rent caps applied at their most conservative reading until you confirm the exact cap.

Bring your own model

Send prices from your own model through the API, or let us call it nightly with a signed snapshot. The same guardrails and approvals apply.

What it learned

Price response, seasonality and amenity or upper-floor premiums, shown with how much data backs each one.

Questions

About revenue management in StrivBridge.

Is my data shared with other landlords?

No. Recommendations use your own data and free public asking rents. We never use other landlords' private rents, occupancy or lease dates, and never pool your data.

Does it change prices on its own?

Only if you turn on auto-apply and set a maximum change. It is off by default, so every price waits for your approval.

What about cities that restrict rent algorithms?

Each property has a jurisdiction mode. You can run on your own data only, with comps shown for reference, or turn recommendations off. Rent caps are applied conservatively.

Can we use our own pricing model?

Yes. Your model can post prices through the API, or we call it nightly with a signed snapshot of that property's data, without resident names or contact details.
