Certificate of insurance (COI)
A document from a vendor's insurer proving the vendor carries the liability and workers' compensation coverage the manager requires.
Before a vendor works on a property, managers usually require a current COI showing general liability, workers' compensation and sometimes auto coverage, often naming the owner and manager as additional insureds.
Tracking expiration dates matters: an uninsured vendor injured on site can create a large claim against the owner. Many managers block work orders or payments to vendors whose certificates have lapsed.
