Concession

A discount or incentive offered to win a lease, such as free weeks of rent, a reduced deposit or a waived fee.

Concessions are used to speed up leasing in soft markets, during lease-up, or for units that have been vacant too long. They can be given up front (one month free) or spread across the lease as a monthly reduction.

Up-front concessions keep the advertised rent high but lower what the resident actually pays, which is why managers track effective rent. Concessions should be offered consistently to avoid fair housing concerns.
