Leasing
Holdover
A resident who stays in the unit after the lease has expired without signing a renewal or new agreement.
Depending on the lease and local law, a holdover resident may become month-to-month, may owe a higher holdover rent, or may be treated as occupying without permission. Accepting rent can affect which of these applies.
Holdovers create uncertainty for the next move-in and for revenue planning. Tracking expired leases and resolving each one quickly, by renewal, month-to-month terms or move-out, avoids surprises. Check local law and the lease before charging holdover rent.
