Management agreement
The contract between a property owner and a management company setting out duties, fees, authority and reporting.
A management agreement typically covers the management fee, leasing and renewal fees, the spending limit the manager can approve without the owner, reserve requirements, how and when owners are paid, reporting, and termination terms.
It defines what the manager can do on the owner's behalf, so staff need to know its limits, especially repair approval thresholds. State real estate law often dictates parts of these agreements.
