Market rent
The rent a unit would command if leased today to a new resident, based on current demand and comparable properties.
Market rent is set per unit or unit type using comparable listings, recent leases, availability and amenities such as floor, view or renovation. It is the baseline for gross potential rent, loss to lease and new-lease pricing.
An outdated market rent makes every metric built on it misleading, so it should be reviewed often, whether by hand or through a revenue management system.
