Revenue
Gross potential rent (GPR)
The total rent a property would earn in a period if every unit were leased at market rent and every dollar were collected.
GPR equals the market rent of every unit added together for the period, whether occupied or not. Actual rental income is GPR minus loss to lease, vacancy loss, concessions and bad debt (plus any gain to lease).
Starting from GPR shows exactly where potential income leaks away, which is why many income statements present it as the first line of revenue.
