Lesson 4 of 5 · 6 min

Lease expirations, specials and comps

Keep move-outs spread across the year, and manage specials and comps in one place.

A price is only half the decision. The lease length decides when that home comes back to market. If too many leases end in the same month, you will have a pile of vacancies at once.

Lease expirations

The Lease expirations tab charts each unit type's lease endings by month against a target. The dashed line is the target; red means a month is past its limit, so lease lengths ending that month are not offered.

  1. In Settings, under Lease endings by month, set the target share of each unit type's leases ending each month. Busy moving months can take more.
  2. Set Stop offering a length past this % of target.
  3. Check the Lease expirations tab monthly for months creeping toward red.
