Unit turn
The full process of preparing a unit between one resident moving out and the next moving in.
A turn includes the move-out inspection, deposit disposition, scoping the work, scheduling vendors, make-ready, final walk-through and marking the unit rent ready. Turn time is measured in days from move-out to rent ready.
Turn cost and turn time are major drivers of vacancy loss and resident experience. Planning the turn as soon as notice is received, rather than after move-out, shortens it considerably.
